New York City has launched a housing lottery for 58 affordable units in a new residential development at 2077 Ryer Ave. in the Tremont section of the Bronx.
The 12-story building, known as 2077 Ryer Avenue Apartments, contains 93 units in total, with 35 available at market rate and 58 reserved for affordable housing through the lottery system. Of the 58 units up for grabs, 47 are set aside for individuals and families earning 125% of the area median income (AMI), while the remaining 11 are for those making 130% of the AMI.
For households earning 125% of the AMI, one of the available units is a one-bedroom apartment, renting for $3,515 per month. It can accommodate up to three residents with a combined annual income between $120,515 and $174,750. The remaining 46 units (for those earning 125% AMI) are all two-bedroom apartments, priced at $4,201 monthly, and are suitable for households of up to five people, whose combined income must range from $144,035 to $209,625.
For those earning 130% of the AMI, all 11 available units are two-bedroom apartments, each with a monthly rent of $4,376. These units are also intended for households of up to five people, who must have a combined annual income between $150,035 and $218,010.
Prospective tenants will have access to amenities such as a shared laundry room and an elevator. The building is pet-friendly, allowing small, non-aggressive animals as well as service animals. Located just eight miles from Manhattan and near the Bronx Zoo, 2077 Ryer Avenue Apartments offers convenient access to key Bronx attractions.

Tenants will be responsible for paying for their own electricity, including the costs of heating and cooking.
The building was designed by S. Wieder Architect. The Vaja Group ended up developing it.
Those who intend to apply for housing at 2077 Ryer Avenue Apartments must meet the housing and income size requirements. New York City residents who apply will receive a general preference for the units. Applications must be postmarked or submitted online by Dec. 19. Qualified applicants will also be required to meet additional selection criteria.
