Permits have been filed for the construction of a 6-story residential building at 2683 Creston Ave. in the Fordham neighborhood of the Bronx.
The proposed building would be 60 feet tall and yield 11,840 square feet of space across 22 residential units. With an average unit scope of 538 square feet, these units will most likely be rentals.
In addition to the 22 residences, the development would also feature a rear yard measuring 20 feet long. Residents of this building would also have convenient access to mass transportation. The property, located between East 196th Street and East Kingsbridge Road, is just one block away from the Kingsbridge Road subway station, which services the B and D trains.
The applications’ owner is Erjon Pacaj of the Brooklyn-based construction subcontractor New Leaf Development LLC, while the architect of record is GRID Drafting and Consulting.
A 3-story residential building currently occupies 2683 Creston Ave. However, demolition permits were filed earlier in January 2025. An estimated date for construction to be completed for the proposed new building has not yet been provided.
