As we expanded the Bronx Economic Development Corporation’s (BXEDC) capital access work, we kept running into the same obstacle. Even when a business was financially ready to grow, finding the right commercial space in the Bronx was slowing, and sometimes stopping, their plans.

That gap is what led us to create BXEDC’s Real Estate Navigator Initiative.

We built it from a simple observation: capital is only one part of the growth equation. The other is finding a viable storefront or commercial space that matches a business’s budget, size and operating needs, then reaching real estate partners who will respond.

So, BXEDC created a navigation model that complements our lending and technical assistance work. We developed a streamlined inquiry form where businesses outline what they need, including preferred neighborhoods, square footage, budget range, timeline and key requirements.

When a client submits the form, BXEDC shares the inquiry with a growing network of Bronx-based brokers, landlords and commercial real estate partners who have opted in and can follow up directly. We then check back with the business to confirm they received support, understand what they are seeing in the market and help troubleshoot next steps, whether that means refining the search, connecting to technical assistance or preparing to finance buildout costs.

The Bronx is also a competitive place to start or expand. As reflected in recent brokerage market snapshots, Bronx asking rents are materially lower than prime Manhattan corridors, which means the same monthly rent can often secure more square footage here.

That extra room is not just a convenience. When occupancy costs are more manageable, owners can redirect dollars into payroll, inventory, buildout and marketing, the investments that create jobs, stabilize cash flow and keep doors open.
