New York City has launched a housing lottery for 98 affordable units in an 11-story residential building at 1351 Jerome Ave. in the Mount Eden section of the Bronx. The building contains a total of 131 residences, with 33 designated as market-rate units.
Of the 98 affordable units, four are reserved for households earning 40% of the area median income (AMI), one is set aside for those earning 80% of the AMI, and 93 are designated for households earning 130% of the AMI. The asset limits for these categories are $62,120, $124,240, and $201,890, respectively.
The four units available for those earning 40% of the AMI are all one-bedroom apartments, each renting for $914 per month. These units can accommodate up to three people, with eligible household incomes ranging from $36,343 to $55,920 annually.
The single unit set aside for those earning 80% of the AMI is a two-bedroom apartment with a monthly rent of $2,351. It can house up to five people, with a required household income between $87,326 and $134,160 per year.
Among the 93 units allocated for those earning 130% of the AMI, one is a studio renting for $3,405 per month, suitable for up to two residents with a combined income between $116,743 and $161,590. The remaining 92 units are one-bedroom apartments, each renting for $3,640 per month. These units can accommodate up to three people, with eligible household incomes ranging from $124,800 to $181,740 per year.
Each unit features high-end kitchen appliances, modern countertops and finishes, energy-efficient appliances, an intercom system, and air conditioning. Building amenities include a shared laundry room, package lockers, and storage space. Tenants will be responsible for electricity, including electric stoves and heating. The building is designated as smoke-free.

Applicants must meet the housing and income size requirements. New York City residents will receive a general preference for the units. Applications must be postmarked or submitted online by March 31. Qualified applicants must meet additional selection criteria.
