Affordable housing lottery opens in Parkchester, 1 bedrooms to go for $3,253

An affordable housing lottery has launched for 19 units at 2040 McGraw Ave., a newly constructed 60-foot-tall residential building in the Parkchester neighborhood of the Bronx. The six-story building contains 24 apartments, with 19 affordable units available through the lottery.

Rents for the affordable units start at $3,253 for one-bedroom apartments and $3,835 for two-bedroom units. There are 13 1-bedroom units and six 2-bedroom units on offer via the lottery.

Located just four blocks from the Parkchester subway station on the 6-train line, the building offers access to public transportation while providing 19,960 square feet of residential space designed for modern living.

The lottery is open for households earning 130% of the Area Median Income (AMI). For the one-bedrooms, the income range starts at $111,352 for one person up to $181,740 for a three-person household. Meanwhile, for the 2-bedrooms, the annual income ranges from $131,486 for two people up to $218,010 for five people.

The newly built property comes with amenities, such as high-end kitchen appliances and finishes, energy-efficient appliances, and air-conditioning and smart controls for heating/cooling

The affordable housing lottery is part of the 421a Tax Incentive Program under the New York City Department of Housing Preservation and Development. There are no deposits or application fees required to apply.
