Housing lottery launches for 50 units in Fordham Heights, rent starts at $2,910

New York City has launched a housing lottery for 50 units in an 8-story mixed-use building at 113 East 184th St. in the Fordham Heights neighborhood of the Bronx.

The complex, known as 113 East 184th Street Apartments, has 51 total residential units, with one being at market rate. The other 50 units have been set aside for those earning 130% of the area median income.

Studios comprise 27 of the 50 units. The monthly rent for these units is $2,910. The maximum asset limit for prospective renters is $201,890. No more than two people can live in each unit. Residents of these units must have a household income ranging from $99,772-$161,590 per year.

The other 23 units are one-bedroom, with a monthly rent of $3,099. Households of up to three people can reside in these units, as long as they combine for an annual income between $106,252-$181,740. As was the case with the studios, the asset limit for those looking to apply is $201,890.

Amenities within each unit include high-end countertops and finishes, energy-efficient appliances, hardwood floors, air-conditioning, smart controls for heating and cooling and an intercommunication device. Additionally, the building features doorstep recycling collection, a recycling center, security cameras, an on-site resident manager, an elevator and an accessible entrance. The building is also smoke-free and located close to schools. Tenants will be responsible for household electricity, including electric stove, electric hot water and electric heat.

Applicants must meet specific income and household size criteria and can receive a preference if they are New York City residents. Applications must be postmarked or submitted online by Jan. 16. Selected applicants will need to meet additional eligibility requirements.

Only one application per household is permitted. Duplicate submissions will lead to disqualification.
