Housing lottery launches for 36 units in Highbridge, rent starts at $1,133

New York City has launched a housing lottery for 36 affordable units at 1182 Woodycrest Ave., a newly built, nine-story building in the Highbridge neighborhood of the Bronx.

Named 1182 Woodycrest Apartments, the building offers 45 total residential units, with nine priced at market rate and 36 reserved for households meeting specific income criteria.

The affordable units are categorized by income levels. One unit is available for residents earning 50% of the area median income (AMI), 18 units for those at 60% AMI, nine units at 80% AMI, and eight units at 90% AMI.

For the unit designated at 50% AMI, rent is set at $1,133 per month for a one-bedroom apartment. Applicants must include a household member aged 62 or older, with a maximum asset limit of $77,650. This unit can house up to three people with an income range of $42,172-$69,900.

For units set at 60% AMI, there are seven one-bedroom apartments at $1,383 per month, requiring a household income between $50,743 and $83,880 for up to three residents. The two-bedroom units, which will rent for $1,660 per month, can accommodate households of up to five people with incomes between $61,303 and $100,620. Three-bedroom units, priced at $1,916, can house up to seven people, with a required income range of $71,143-$115,560.

Those qualifying for 80% AMI units have an asset limit of $124,240. Six one-bedroom units are available at $1,708 per month, for households with combined incomes of $61,886-$111,840. The two-bedroom unit, costing $2,051 per month, requires an income between $74,709 and $134,160. Lastly, the two three-bedroom units at $2,367 per month are available for households earning between $86,606 and $154,080.

For households earning up to 90% AMI, the asset limit is $139,770. Five one-bedroom units are available at $1,883 per month for up to three people with incomes between $67,886 and $125,820. Two two-bedroom units are available at $2,261, accommodating households earning between $81,909 and $150,930. The three-bedroom unit, at $2,610 per month, is available for households of up to seven people with combined incomes between $94,938 and $173,340.

1182 Woodycrest Apartments offers several amenities, including a shared laundry room, bike storage, three electric car-charging stations, an outdoor terrace, a community center, and a senior center. The smoke-free building also features an accessible entrance and an elevator. Located near a bus stop, it provides easy access to public transportation. Tenants will be responsible for electricity, including heat and hot water.

Applicants must meet specific income and household size criteria and can receive a preference if they are New York City residents. Applications must be postmarked or submitted online by January 7. Selected applicants will need to meet additional eligibility requirements.
