In a push to expand affordable housing options for seniors and low-income residents in the Bronx, the City has launched a housing lottery for 46 units at Bedford Green House II, a new mixed-use affordable housing building at 2880 Jerome Ave. in Bedford Park.
The 17-story building offers 116 total residences, with 46 designated as affordable units, 41 of which are reserved for seniors aged 62 and older. Of the affordable units, 16 are allocated to applicants earning 30% of the area median income (AMI), 17 are for those earning 40% of AMI, and 13 for applicants earning 60% of AMI. Each unit has specific income and occupancy requirements, with rents determined by household income levels.
Studios and one-bedroom apartments in the building are prioritized for seniors, while five two-bedroom units, which do not have age restrictions, are also available. For seniors earning 30% of AMI, 13 studios are available for $454 per month, with income requirements between $18,480 and $37,290 for one to two-person households. Additionally, three one-bedroom units are available for $577 per month, for households earning between $23,109 and $41,940.
For those earning 40% of AMI, 13 studios are available for $654 per month for up to two people with incomes ranging from $25,338 to $49,720. Four one-bedroom units are also available at $827 monthly, intended for up to three people with incomes between $31,680 and $55,920.
For higher-income seniors earning 60% of AMI, the lottery offers six studios and two one-bedroom units for households earning below $74,580 for studios and $83,880 for one-bedroom units. Five two-bedroom units, which do not have an age requirement, are also available with a monthly rent of $1,581, accessible to households of up to five people earning between $58,595 and $100,620.
In addition to the affordable housing units, 70 units in the development have been set aside for supportive housing for the most vulnerable New York City residents, including the formerly homeless and disabled. The units, which will be available for tenants on a permanent basis, will include on-site support services to attend to their needs.
Amenities for residents of Bedford Green House II include high-end countertops and finishes, energy-efficient appliances, air-conditioning, hardwood floors and intercommunication devices within the units. The building also features a shared laundry room, a gymnasium, a community center, outdoor areas, a recreation room, a children’s playroom, an outdoor terrace, package lockers, storage, an accessible entrance, gated access, a security guard, a doorman, an on-site resident manager and security cameras. Tenants will be responsible for electricity, including the electric stove, hot water and heat.
The building is smoke-free and pet-friendly. Residents have online options for leasing, paying rent and making maintenance requests. There is also high-speed internet, including common area Wifi. The community center and gymnasium also offer residents the opportunity to take part in community events and classes. A 2,200-square-foot medical clinic is also featured within Bedford Green House II. The clinic offers primary care, pediatrics, podiatry, digital radiology and other health care services.
Bedford Green House II was designed by ESKW/Architects. It is situated within close proximity to schools, as well as a bus stop, providing convenient access to public transportation. The area also has a high walk score, indicating it is pedestrian-friendly.
Those who intend to apply for housing at Belford Green House II must meet the housing and income size requirements. New York City residents who apply will receive a general preference for the units. Applications must be postmarked or submitted online by Dec. 30. Qualified applicants will also be required to meet additional selection criteria.
