Housing lottery underway for 303 units in Hunts Point residential building, rent starts at $465

New York City has launched a housing lottery for all 303 units in a 14-story residential building at 1221 Peninsula and 1225 Spofford Ave. in Hunts Point.

The first 32 units are intended for those earning 30% of the area median income and with an asset limit of $50,880. The next 43 units are for people earning 40% of the area median income and with an asset limit of $67,840. Another 49 units are for those earning 50% of the area median income and with an asset limit of $84,800. There are 83 units set aside for those who make 60% of the area median income and with an asset limit of $101,760. The last 96 units are for those earning 70% of the area median income and with an asset limit of $118,720.

Studios account for eight of the units at 30% of the area median income. No more than two people can occupy one of these units. The monthly rent is $465. Residents of one of these units must combine to earn $19,235 to $40,710 a year.

There are ten one-bedroom units at 30% of the area median income, which are each capable of housing up to three people. These units cost $591 a month in rent. The required annual household income must range from $23,966 to $45,810.

Eight two-bedroom units are among those at 30% of the area median income. Up to five people can reside in one of these units, as long as they combine to make $28,869 to $54,960 a year. Rent is $700 a month.

The last six apartments at 30% of the area median income are three-bedroom units, which can house up to seven people. The monthly rent is $800 and the annual household income must be between $33,463 and $63,120.

Eight studios are available at 40% of the area median income, with a monthly rent of $665. Each household must earn $26,092 to $54,280 a year.

Another 12 apartments at 40% of the area median income are one-bedroom units, which cost $841 a month in rent. The annual household income must total $32,538 to $61,080.

There are 11 two-bedroom units at 40% of the area median income, with a rent of $1,000 a month. Residents of one of these units must combine to make $39,155 to $73,280 a year.

Eleven more three-bedroom units are also available at 40% of the area median income. The monthly rent is $1,147 and the required annual household income is $45,360 to $84,160.

The last apartment at 40% of the area median income is a four-bedroom unit, which can house as many as eight people, as long as they combine to make between $50,743 and $95,000 a year. It has a monthly rent of $1,270.

Among the apartments available at 50% of the area median income are 13 studios at $1,046 a month for households earning $39,155 to $67,850 a year, 15 one-bedroom units with a monthly rent of $1,318 and a required household income of $48,892 to $76,350 a year, 13 two-bedroom units at $1,569 a month for households making $58,663 to $91,600 annually, 7 three-bedroom units at $1,801 and for households that earn $67,783 to $105,200 a year and 1 four-bedroom unit at $1,996 a month and for households with an annual income between $75,635 and $118,750.

Available apartments at 60% of the area median income include 19 studios at $1,289 a month for households earning $47,486 to $81,420 a year, 26 one-bedroom units at $1,622 a month for households earning between $59,315 and $91,620 a year, 21 two-bedroom units at $1,933 a month for households ranging from $71,143 to $109,920 in annual income, 15 three-bedroom units at $2,223 a month for households with an annual income of $82,252 to $126,240 and 2 four-bedroom units at $2,466 for households that make $91,749 to $142,500 a year.

Apartments at 70% of the area median income include 22 studios at $1,532 a month and with a required household income of $55,818 to $94,990 a year, 29 one-bedroom units at $1,926 a month and with a household income of $69,738 to $106,890 a year, 27 two-bedroom units at $2,298 a month and with a household income of $83,658 to $128,240 a year, 16 three-bedroom units at $2,644 a month and an annual household income of $96,686 to $147,280 and 2 four-bedroom units at $2,936 a month and an annual household income that adds up to between $107,863 and $166,250.

Each unit in the building has a dishwasher, free high-speed broadband internet, intercommunication devices and energy-efficient appliances. Heat and gas for cooking are included in the cost of rent. Smoking is not allowed in the building.

Other amenities available to residents include assigned parking spaces, which are available on a first-come, first-served basis, a bike storage room, a community room, a tenant lounge, outdoor terraces, fitness rooms, a children’s playroom, a shared card-operated laundry room, outdoor areas, a recycling center, security cameras, an elevator and an accessible entrance. Additional fees apply for the laundry room and assigned parking spaces.

Nearby train stations include the Longwood Avenue and Hunts Point Avenue subway stations, which both provide service for the 6 train, and the Prospect Avenue subway station, which provides service for the 2 and 5 trains. Multiple bus stops can be found within close proximity to the property, including those for the Bx4, Bx5, Bx6, Bx6+, Bx17, Bx19 and Bx46 lines. There are also schools close to the property, including P.S. 62 Inocensio Casanova, X530 Longwood Preparatory Academy and LION Charter High School.

The building was designed by WXY Architecture and Urban Design and Body Lawson Associates Architects and Planners. It is being developed by Gilbane Development Company and the Hudson Companies and Mutual Housing Association of New York.

Those who intend to apply for housing at Peninsula 1221 and 1225 Spofford Ave. must meet the housing and income size requirements. Applications must be postmarked or submitted online by July 7. Qualified applicants must also meet additional selection criteria.
