Developers, pols break ground on $1B affordable and senior housing complex in Soundview

Shovels hit the ground for the first phase of a new $1 billion housing development in Soundview on Friday. 

The Camber Property Group and elected officials gathered at 1843 Seward Ave. on March 1 to announce the groundbreaking of buildings four, five and six of the project — called Stevenson Square —  which in total costs $125.5 million. Camber announced it would kick off the first phases of the project back in December, and are expected to be completed in January 2026.

“Breaking ground on Stevenson Square represents the start of a transformational public private partnership to bring critically needed affordable housing to the Soundview community,” Rick Gropper, principal at Camber Property Group, said in the announcement. “The first phase of this $1 billion project will create affordable homeownership units as well as rental opportunities for seniors that will strengthen the community and provide a home for those who need it the most.” 

Building four, a six-story $76 million dwelling, is slated to provide 117 affordable senior housing studio units. According to Camber, the units will “promote health, wellbeing, and an elevated quality of life” by integrating Aging in Place guidelines and features — including grab bars, roll-in showers, memory assistance cues, and spaces for people with mobility, hearing or visual impairment. Additional amenities include security and social service staff, a community room, gym, roof terrace, ground level patio, and a laundry room.   

The $49.5 million development of buildings five and six will provide 58 units of 100% homeownership units of housing, in partnership with Habitat for Humanity and Westchester County. That includes one four-story building with 16 units and another four-story with 42 apartments — totaling 11 one-bedroom units, 31 two-bedroom units and 16 three-bedroom units across both buildings. Units will be priced between 70% and 80% of the area median income (AMI) — averaging $174,000 for a one-bedroom, $207,000 for a two-bedroom, and $237,000 for a three-bedroom.

Farías and Bronx Borough President Vanessa Gibson allocated nearly $4 million in city capital funds to the project, according to Camber. 

The Stevenson Square groundbreaking isn’t the only development project making its way to the South Bronx. Another building, an electric-powered affordable dwelling, slated to come to Mott Haven as part of the “24 in 24” citywide initiative, which aims to provide 12,000 units of affordable housing on 24 vacant city-owned sites throughout the year.
