New York City has launched a housing lottery for 53 units in a 14-story mixed-use building in Soundview. The units, which will be offered rent-free, are exclusively for low-income seniors, with at least one household member being 62 years of age or older.
The building, located at 1940 Turnbull Ave., will have 154 units, 101 of which will be offered at market rate. The 53 affordable units have been set aside for those seniors earning 50% of the area median income.
All 53 of the affordable units are studios. The monthly rent is listed as zero, and up to two people can reside in each unit.
Those wishing to apply must have a combined annual income of no more than $62,150. Amenities available for residents include energy-efficient appliances, complimentary WiFi, a shared laundry room, package and bike storage lockers, air conditioning, an outdoor terrace, and security cameras. Each unit will also have intercoms and a nurse call to provide older residents with added safety. Tenants will be responsible for electricity, including air conditioning.
This building is being financed through the Senior Affordable Rental Apartment program of New York City Department of Housing Preservation and Development and the Low-Income Housing Tax Credit Program of the New York State Homes Community Renewal.
Applicants must meet the housing and income size requirements. New York City residents will receive a general preference for units. Applications must be postmarked or submitted online by Sept. 30.
Aufgang Architects designed the building. Ashland Capital Partners and Pembroke Residential Holdings are the developers.
