Bronx-based commercial real estate agency KZA Realty Group has announced three recently brokered property deals across the borough, aiming to strengthen economic vitality and support the Bronx’s dynamic small business ecosystem.
The agreements, which span retail and professional office spaces, were achieved in collaboration with local property owners and small businesses. These deals underscore the borough’s continued growth, bolstered by initiatives like the NYC Department of Small Business Services, which provides resources for entrepreneurship and workforce development.

The Deals
Eastchester Road Lease
The first deal secured a 1,900-square-foot space at 1728 Eastchester Rd. for Rosesofpleasure LLC, a hair salon. Owned by Nappi Furniture Inc., the property was leased under a five-year agreement at $31.58 per square foot annually. Located in a thriving commercial zone, the lease was finalized with Zamechansky and Sherry Scanlon of KZA Realty Group representing both parties.
Fordham Road
At 29-31 E. Fordham Rd., a 2,150-square-foot retail space was leased to Fordham Mini Market Corp. for 10 years. The property, owned by Hagedorn Fordham Road, Inc., reflects the premium value of Fordham Road’s vibrant retail hub. The lease, agreed to at $85 per square foot annually, was negotiated by Zamechansky of KZA Realty Group alongside Steve Kaufman and Mia Abdou of RM Friedland, who represented the tenant.
Grand Concourse Healthcare Space
The final deal involved a 3,000-square-foot office at 2432 Grand Concourse, Suite 203, leased to NY Best Care Inc., a healthcare service provider. The 11-year lease, with an annual rate of $27.41 per square foot, was negotiated by Zamechansky on behalf of the property owner, Poe Affiliates, L.P., with Meridian Retail Leasing representing the tenant. The property is located in one of the Bronx’s busiest commercial areas.
These transactions highlight the growing demand for commercial and office spaces in the Bronx. With local partnerships and a focus on strengthening the small business community, KZA Realty Group continues to play a vital role in the borough’s economic development.
