New York City has launched a housing lottery for 45 units in an 11-story mixed-use building at Geel Webster Avenue Apartments, located at 3095 Webster Ave. in the Norwood neighborhood of the Bronx.
Geel Webster Avenue Apartments features 116 residential units, with 71 being at market rate. Of the 45 remaining units set aside, 12 are for those earning 40% of the area median income and with an asset limit of $62,120, 12 for those making 50% of the area median income and with an asset limit of $77,650 and 21 for those earning 60% of the area median income and with an asset limit of $93,180.
Nine of the units reserved for those earning 40% of the area median income are studios, meant for up to two residents each. These units have a monthly rent of $654. The combined annual income among residents for each unit must range from $26,229-$49,720.

Two more one-bedroom units also account among those set aside for people earning 40% of the area median income. The units have a monthly rent of $827 and are meant for up to three residents each. Each household must have a combined annual income of $32,709-$55,920.

The last unit at 40% of the area median income is a two-bedroom residence with a monthly rent of $980. Up to five people can reside there, as long as they combine to make $39,429-$67,080 annually.
The units at 50% of the area median income are broken down exactly the same as those at 40% of the area median income, with nine studios, meant for up to two residents, two one-bedroom units, meant for up to three residents and one two-bedroom unit, meant for up to five residents.
For the units meant for those making 50% of the area median income, studios have a monthly rent of $855 and the required combined annual household income must range from $33,120-$62,150. Rent is $1,078 a month for the one-bedroom units, which require residents to make $41,315-$69,900 combined annually. The two-bedroom unit has a monthly rent of $1,281 and the annual household income must add up to $49,749-$83,850.
When it comes to the units meant for those earning 60% of the area median income, there is one studio with a monthly rent of $1,055 and a required household income of $39,978-$74,580 a year. Another 14 units are one-bedroom and cost $1,328 a month in rent, with each household required to bring in $49,886-$83,880 a year. The last six units are two-bedroom and have a rent of $1,581 a month. Each unit must have residents who combine to make $60,035-$100,620 a year.
Amenities available for residents at Geel Webster Avenue Apartments include energy-efficient appliances in each unit, a shared laundry room, a security guard, security cameras, an elevator, a playground and other outdoor areas. There is also a bus stop nearby, granting residents easy access to mass transportation. The building is also within close proximity to schools. Heat and hot water is included in rent, but tenants are responsible for electricity, including electric stove.

Geel Webster Avenue Apartments was designed by OCV Architects and developed by the assisted living facility Geel Community Services.
Applicants must meet the housing and income size requirements. New York City residents will receive a general preference for the units. Applications must be postmarked or submitted online by April 7. Qualified applicants must meet additional selection criteria.
