Housing lottery launches for four units in Tremont, rent starts at $2,421

New York City has launched a housing lottery for four units in a 4-story residential building at 811 Elsmere Pl. in the Tremont neighborhood of the Bronx.

The building features 12 total units, with eight being offered at market rate. Each of the four units set aside are intended for those earning 130% of the area median income and with an asset limit of $201,890.

Two of the units set aside are studios. The monthly rent for these units is $2,421. No more than two people can reside in units, and they must combine for an annual income ranging from $83,006-$161,590.

There is a one-bedroom unit available for $2,461 a month. Up to three people can live there, as long as they combine to earn $84,378-$181,740 annually.

The last unit is a two-bedroom, with a monthly rent of $2,716. As many as five people are allowed to live there. The required annual household income is $93,120-$218,010.

Amenities available within each unit include air-conditioning, hardwood floors and high-end kitchen appliances, countertops and finishes. Tenants will be responsible for electricity, including stove, heat and hot water. While pets are not allowed, service and support animals may be permitted upon request.

Additional amenities in the building include bike storage lockers, security cameras and an accessible entrance. Additional fees apply for the bike storage lockers. The building is also smoke-free. There are multiple playgrounds and parks located nearby, including the Fairmount Playground, the Prospect Playground, the Admiral Farragut Playground, Vidalia Park, Walter Gladwin Park, Hylan Park and Crotona Park. Schools in the area include the East Tremont Child Care and Development Center, the School of Science and Applied Learning, KIPP Freedom Middle School, P.S. 211 The Bilingual School, P.S. 352 Vida Bogart School for All Children, P.S. 595 The Colibrí Community School, Kappa III Middle School and M.S. 129 Academy for Independent Learning and Leadership. Bus stops can be found within close proximity to the property for the Bx19 and Bx36 lines.

Applicants must meet the housing and income requirements. The deadline to apply is May 7. New York City residents will receive a general preference for the units.
