Community Board 11 votes no objection to Williamsbridge Road and Pierce Ave commercial overlay

Community Board 11 held a public hearing on Monday, July 18 concerning a Uniform Land Use Review Procedure for the Klein Calderoni & Santucci law offices at 1614 Williamsbridge Road.

The law office’s illegal use of a residentially zoned property has been the subject of several articles in the NY Post.

The law office’s present zoning is legally non-conforming and the ULURP is the first step in the process to rezone the property.

The board’s Land Use Committee voted on June 16 – with four “yes” votes and two “no votes” – to send a letter of ‘no objection’ to the NYC Planning Department concerning the property.

Even though the board had voted a month ago to approve the rezoning it was required to hold the public meeting for the vote to be official.

The ULURP is requesting a C2-2 overlay in the current R4 and R4A area.

This will permit commercial uses on this stretch of Morris Park.

The overlay, if approved, would apply to all Williamsbridge Road properties from Van Nest Avenue to Pierce Avenue on both sides of the street.

The rezoning request wll now go to City Planning, New York City Council and the mayor’s office for final approval.
