Permits filed to expand building in Belmont to 4-story mixed-use building

Permits have been filed to expand a 2-story structure at 4432 3rd Ave. in Belmont into a 4-story mixed-use building.

Located between Hoffman Street and Lorillard Place, the proposed building would be 41 feet tall and yield 5,474 square feet. A majority of the space would be dedicated to residential use, with 4,354 square feet of space being stretched across seven residences. The remaining 1,12o square feet will be commercial space. With an average unit scope of 662 square feet, the seven residential units will most likely be rentals.

In addition to the residential and commercial space, the proposed development would also feature a cellar and a rear yard measuring in at 25 feet long. The building is also located within close proximity to the 182-183 Streets subway station, which services the B and D trains.

The proposed expansion is spearheaded by Rom Barokas, while the architect of record is listed as Wu Woody Chen of Infocus Design and Planning.

Demolition permits will almost certainly not be necessary, since the project calls for a vertical and horizontal expansion rather than the development of a completely new building. A completion date for the proposed work has not yet been provided.
