Maven, Mott Haven’s 27-story housing project, will open its doors in 2023

Developers are celebrating the final stages of construction for Maven — a 27-story, 200-unit residential building with 60 rent-stabilized units located in the heart of Mott Haven — which is set to be completed in 2023.

Located at 2413 Third Ave., Maven is NYC-based developer RXR’s first development in the heavily-scaffolded Mott Haven area. Bronx officials hope that the Maven will not just be a much-needed housing space for a neighborhood dealing with housing insecurity, but can also entice a business to occupy 721 square feet of retail space below.

 “With homelessness in New York City reaching record levels, we are grateful to see (RXR’s) commitment to ensuring the fair distribution of housing that guarantees Black and Brown communities benefit in a building that comes with a full fitness center, a roof terrace with barbecue grills and a dining area, landscaped outdoor space and other amenities,” said Bronx Borough President Vanessa Gibson.

The new development — called Maven to pay tribute to the ingenuity of the Mott Haven neighborhood — is one of the latest in the Bronx to break ground, as housing continues to dominate much of the political landscape.

In the Throggs Neck neighborhood to the east, development has been a hot-button issue for months as residents and user groups have campaigned for and against the Bruckner Boulevard rezoning project — legislation that was passed unanimously in the New York City Council last week. The Bruckner project will bring 348 apartment units across four sites, with some designated as affordable, senior and veteran housing.

On Wednesday, RXR officials celebrated the topping out of the Maven project, as builders placed the last beam atop the 27-story structure. While the Maven is RXR’s first foray into Mott Haven, the group has been a major stakeholder in the Bronx, recently contributing $100,000 toward the creation of East Side House Settlement’s planned commercial teaching kitchen.

According to RXR officials, the Maven development has created more than 500 on-site construction jobs, with nearly 30% of workers residing in the Bronx.

The 145,643-square-foot development will feature an open-concept cafe and gallery space on the ground floor, a state-of-the-art fitness center, a flexible common area and electric vehicle charging stations.

Developers say the units will be equipped with stainless steel appliances, white oak flooring, matte black iron fixtures and subway tiling. Additional features of the Maven include exterior amenity areas, including landscaped seating areas and lounges, rooftop grilling, dining areas and a game room.
