Permits have been filed for the construction of a 9-story residential building with 76 units at 1779 West Farms Rd. in the Crotona Park East section of the Bronx.
The building would be 85 feet tall and yield 51,389 square feet of space. With an average unit scope of 676 square feet, the 76 residences will most likely be rentals.
In addition to the residential units, the proposed building would also feature a rear yard 20 feet long. The property is within close proximity to multiple recreational areas, including Boone Slope, Eae J. Mitchell Park, the Captain William Harry Thompson Playground, Starlight Park and the Bronx River Greenway. X458 Samara Community School is also nearby. There are bus stops in the area for the Bx11 line.
The building applications were submitted by Robert Lumaj of Atlantis Development Inc. The listed architect of record for the project is Yuriy Menzak of Menzak Architect.
Demolition permits have not yet been filed for the existing structure at 1779 West Farms Rd. An estimated completion date for the new building has not yet been announced.
