Permits filed for 6-story residential building with 23 units in Fordham

Permits have been filed for the construction of a 6-story residential building with 23 housing units on the vacant lot at 2675 Decatur Ave. in the Fordham neighborhood of the Bronx.

The proposed building would be 55 feet tall and yield 16,066 square feet of space. With an average unit scope of 698 square feet, the 23 residences will most likely be rentals.

In addition to the residential units, other planned features of the property include a cellar and a rear yard 32 feet in length. Within close proximity to the property is the Kingsbridge Road subway station, which services the B and D trains. There are also bus stops nearby for the Bx9, Bx12, Bx22, Bx28, Bx34, Bx38 and Bx41 lines.

Among the schools located near 2675 Decatur Ave. are P.S./I.S. 54, Fordham Preparatory School and Fordham University. Poe Park is also within close proximity to the property.

The building applications were submitted by Alban Haxhari of KGCJ Development Corp. According to the applications, the architect of record is Jakov Saric of Node Architecture, Engineering, Consulting P.C.

Since 2675 Decatur Ave. is just a vacant lot, demolition permits will likely not be needed. An estimated completion date for construction to wrap up has not yet been provided.
