Permits have been filed for a new 13-story residential development at 1408 Cromwell Ave. in Mount Eden, according to recent Department of Buildings records.
The proposed structure would rise 121 feet and house 92 residential units across 61,744 square feet of space, with an average unit size of 671 square feet — suggesting the apartments will likely be rentals.
The plans include a 25-foot rear yard but no accessory parking. The site is located near several educational institutions, including Bronx Academy of Promise Charter School and Zeta Bronx Mount Eden Elementary School. Public transit options are also readily accessible, with the 170th Street subway station serving the 4 train just a short walk away. Several bus routes — including the Bx11, Bx18A, Bx18B and Bx35 — also serve the area.
The application was filed by Shaya Seidenfeld of MZS Realty, with Kao Hwa Lee Architects listed as the architect of record.
Demolition permits have not yet been submitted, and no completion timeline has been announced.
