Rester USA to redevelop Pelham Bay Professional Center site

10-story med building in PB/Montreal-based developer plans prime project

An upcoming development in Pelham Bay is moving along.

Last week, permits were filed for 3250 Westchester Avenue, which is currently the location of the Pelham Bay Professional Center, a mixed-use property consiting of two separate structures, which includes retail and medical offices.

In partnership with the Brooklyn-based real estate developer Marcal Group, Rester USA will soon begin developing a 10-story office building, with the first two floors being designated for retail/commercial and the remainder to medical tenants.

In total, the new facility will incorporate about 110,000 square feet and will dwarf the surrounding community.

The property’s current 90 parking spaces will be doubled to 180 spots as well, through the addition of underground parking to the site.

The 1.77-acre property bordered by Westchester Avenue, Bruckner Boulevard and Wilkinson Avenue, which boasts over 700 feet of untapped prime frontage, is expected to enter the beginning of the construction phase in a few months, after the architectural plans have been approved.

Construction of the development will take approximately two and a half years to complete, according to Rester USA.

“Having medical space in this particular area will be tremendously beneficial for everyone, ,” said Ira Sax, head of Rester USA. “With a facility within close proximity to public transportation, this location is ideal for the local residents and it is sure to produce hundreds of job opportunit­ies.”

The two-story, 76,529 square-foot building was sold by the private real estate investment firm Hampshire Companies to real estate investment firm Rester USA, LP, which is a division of Montreal-based Rester Management, in November 2016 for approximately $33 million.

Medical tenants currently operating at the Pelham Bay Professional Center include the Advanced Dermatology Associates; Bronx Ear, Nose And Throat Associates; Doshi Diagnostics Imaging; Industrial Medicine Associates; New PrimeCare; Surgicare Ambulatory Center and Universal Physical Therapy.

Current retailers include CVS Pharmacy, Dunkin Donuts/Baskin Robbins and Subway. Including retail and medical tenants, the PBPC is just over 70% occupied.

According to one real estae development source the current medical facility will be razed. However the NYC Department of Buildings has not received a demolition application.

The property is located within a two-block walking distance to the Pelham Bay #6 IRT train station.

This development, upon completion, will be Rester USA’s first project to be built in the Bronx.

It is unknown if this property/building will adopt a new name.

Future retail tenants at the new building have also not yet been announced.

The PBPC property was home to Chateau Pelham catering hall, run by the Amendola family, until the mid 1980s.

The Marcal Group and Community Board 10 did not return requests for comment.
